The George H.W. Bush State Office Building at 1801 Congress stands 14-stories at the north gateway to the reimagined pedestrian Texas Capital Complex Mall. Offering over 603,000 SF of office space and over 13 levels of above and below grade parking, the building is home to over 20 state agencies. Located in the emerging Museum District, tenants and tourists alike can enjoy the many amenities the building has to offer including a cultural venue, museum, gift shop, and captivating views.
Build out flexibility was required to accommodate the future needs of tenants not yet identified. Martinez Moore Engineers recommended a core and shell structural design, which afforded individual suite customization for all inaugural tenants.
Parking design was a considerable component of this project. A six-story office tower rests atop an eight-level above-grade parking podium. Five levels of added subterranean parking equate to 13 total levels and 1665 spaces.
